What Does a Buyer’s Agent Do in Illinois? A DuPage County Buyer’s Guide
An Illinois buyer's agent does more than schedule showings. The agent represents the buyer's interests throughout the search, pricing analysis, offer, negotiation, inspection, attorney-review, financing and closing process, within the scope of the representation agreement and applicable law.
For most buyers, this is the largest financial decision they have made. A friend with a license may be personally trustworthy, but buyers should still evaluate recent experience, local knowledge, availability, private-inventory access, negotiation skill and transaction systems.
Before the search
Clarify goals, timing, budget, financing and preferred communities.
Explain the buyer-representation agreement and how compensation may be handled.
Coordinate with the lender so the search reflects a realistic monthly cost and cash requirement.
Set up Zenlist searches for public MLS, eligible MRED private listings and Compass network opportunities.
During the home search
Refine criteria as the buyer learns what the budget buys in each community.
Arrange showings and help compare location, condition, taxes, layout and renovation quality.
Monitor private and coming-soon channels rather than relying only on Zillow, Realtor.com or Redfin.
Identify questions that should be directed to the inspector, attorney, lender, municipality or association.
When preparing an offer
Analyze relevant comparable sales and current competition.
Discuss price and non-price terms without pressuring the buyer.
Prepare and communicate the offer as authorized.
Protect deadlines and coordinate with the lender and attorney after acceptance.
From inspection through closing
Help coordinate inspections and communicate factual concerns.
Keep the lender, attorney, inspector and listing agent aligned.
Prepare the buyer for appraisal, final walkthrough and closing logistics.
Remain available for questions and unexpected problems.
What experienced representation changes
John combines more than 10 years of experience, 200+ homes sold, over $100 million in closed sales and a Top 1% DuPage County track record with active search technology and local relationships. His goal is to create more appropriate options, better information and stronger preparation, so buyers do not feel forced to settle because their representation or search was limited.
This is general information, not legal advice. Services, duties, compensation and deadlines depend on the signed representation agreement, purchase contract and applicable law. Buyers should consult their Illinois real estate attorney about legal questions.
