A Property-Specific Market Analysis
Citywide averages can combine condos, townhomes, older houses and newer construction. A typical home-value estimate is also different from the median price of homes that actually sold. For an offer or listing decision, request a dated analysis of comparable closed sales, pending activity and active competition in the relevant neighborhood and price range.
We review condition, improvements, lot size, property taxes, association costs and time on market. The goal is a defensible price range and a clear plan, rather than a promise about appreciation or how quickly every home will sell.
Downtown, Riverwalk and Neighborhood Choices
The Naperville Riverwalk is a useful starting point for exploring downtown. When comparing a home near downtown with another part of the city, consider the actual walking route, parking, traffic, maintenance and your daily destinations.

An afternoon downtown can combine shopping, a meal and a walk along the river. The Downtown Naperville Alliance lists more than 150 shops and over 50 restaurants. The city describes the Riverwalk as 1.75 miles of paths with bridges, fountains and public art, created in 1981 for Naperville’s 150th anniversary. Explore the atmosphere at different times of day when deciding how close you want to live to the activity.
Schools and Commuting
The city’s education directory links to local institutions, including Districts 203 and 204. Confirm the exact elementary, middle and high school assignments directly with the district for any address. A subdivision name or Naperville mailing address does not establish a school assignment.
Test your commute at the time you expect to travel. For rail travel, compare the relevant station, parking arrangements and current Metra BNSF timetable, including express and local services.
The official 2025 Illinois Report Card reports ACT proficiency of 75.9% in English language arts and 71.0% in math at Naperville Central, and 80.5% and 72.7% at Naperville North. These are proficiency percentages, not average ACT scores or statewide ordinal rankings.
