Overpricing reduces the buyer pool, increases days on market, and weakens leverage, even in a competitive market. Some properties require a more customized approach. Luxury homes, large lots, distressed homes, and architecturally unique properties often need specialized marketing and more precise pricing. These homes appeal to a smaller group of buyers, which makes experience, local knowledge, and data driven planning essential. My approach combines market analytics, pricing data, vendor coordination, and a technology forward marketing plan that includes early adoption of AI tools to enhance exposure and presentation.
